Length of Stay:
A 3 consecutive night minimum is required for all reservations. Some of our condos require a stay of 30 nights or more. Leases of up to 12 months can be arranged.
VISA, MasterCard, American Express, Discover, Traveler’s Checks, Money Orders or Cash. We can also arrange direct bill with corporate accounts. A 3% transaction fee will be added for multiple card transactions (per transaction) as a result of splitting the bill, partial refunds or switching balance to a new card. There is no credit card transaction fee for cancellations made within required time frames or for new charges added to the original reservation.
Deposits and Payments:
We do not hold reservations without a deposit. We take payment in full at time of booking on short term rentals and take the first month’s rental and cleaning fee for longer term stays. Your cleaning fee includes a small damage waiver fee which covers accidental damages up to $600 in value. It does not cover costs of unreturned keys, fobs or remotes or intentional damage or theft. The credit card on file can be used in place any further damage deposit. If a credit card backup is not available we will charge a $250 refundable damage deposit. Direct corporate billing can also be arranged. We are happy to provide letterhead receipts upon request.
Making a Reservation:
To make a reservation we need the tenant’s name, address, phone, email address and credit card information. You can contact us by email, fax or phone or by using our secure reservation form found on this site. Just click on the reservation button, fill out the form and send to us. We will respond within 24 hours to confirm your reservation.
Confirmation and Lease Agreement:
Once we receive your information we will send you a confirmation and lease agreement. The lease agreement needs to be signed and returned prior to arrival. We will send you a copy through HelloSign so you can sign the electronically with just a few clicks. Alternatively, we can also email you a copy to be signed, scanned and returned by email.
Cancellations and Refunds:
Short term or long term reservations cancelled within 30 days of arrival will received a full refund minus a 5% cancellation fee. Short term reservations (ie. booked at a daily rate) cancelled between 14 and 30 days or arrival will receive a 50% refund minus a 5% cancellation fee. There is no refund for cancellations made with less than the required notice unless the condo can be re-rented.
Please email the office at least two weeks prior to arrival to make check-in arrangements so we can make sure someone will be available to meet you at the building on your day of arrival. Check-in hours are between 3pm and 10pm. Check out time is 11:00 am. To request earlier or later check-ins or check-outs please contact the office. If the condo is available, we can arrange a check-in as early as noon for no additional fee. There is a $50 fee for check-ins earlier than noon or not completed by 10pm. If available, we can allow a later check-out to 2pm for no added charge. A late check-out up to 6pm incurs a $50 fee and any check outs later than 6pm will incur an added night stay.
Because inventory and pricing is always subject to change, we do not book short term rentals more than 6 months in advance.
Smoking & Pets:
All of our properties are strictly non-smoking and no pets allowed.
Secure garage parking is available based upon availability. Reservations should be made in advance whenever possible. Parking spaces will accommodate small to mid-sized vehicles. Cars wider than a small mini-van will be referred to local parking garages which can accommodate larger vehicles. Guests assume responsibility for all damages incurred during their stay.
